These Terms & Conditions (“Terms”) govern your access to and use of this website, and any booking, enquiry, or transaction made through it. By accessing this website or making a reservation with us, you agree to be bound by these Terms. If you do not agree with any part of these Terms, please do not use this website.
1. Acceptance of Terms
These Terms apply to all visitors, users, and guests who access or use this website. By browsing this website, submitting an enquiry, or completing a booking, you confirm that you have read, understood, and agree to be bound by these Terms, together with our Privacy Policy. We may update these Terms from time to time; the version published on this website at the time of your booking will apply.

You must be at least 18 years of age to make a reservation through this website or to enter into any agreement with the Hotel. By making a booking, you confirm that you meet this requirement and that all information you provide is accurate and complete.

4. Reservations & Bookings
Bookings made through this website, by telephone, or by email are subject to room availability and confirmation by the Hotel. A reservation is only considered confirmed once you receive written confirmation from the Hotel (by email or booking confirmation notice). Rates displayed on the website are shown in Thai Baht (THB) and are subject to change without notice until a booking is confirmed. 5. Third-Party Booking Engine
Reservations made through this website are processed via our online booking engine at reservations.instant-bookings.com, powered by Readyplanet TravelTech (readyplanettraveltech.com) (“Booking Engine Provider”). When you complete a booking through the Booking Engine, you are also subject to the Booking Engine Provider’s own terms of use and privacy practices, in addition to these Terms. Payment for bookings made via the Booking Engine may be processed directly by the provider or its payment partners rather than by the Hotel. While we take reasonable care in selecting our Booking Engine Provider, the Hotel is not responsible for technical errors, downtime, or payment-processing issues caused by the third-party engine. If you experience an issue with a booking made through the Booking Engine, please contact us directly using the details in Section 18 (Contact Us) so we can assist.
6. Rates, Payment & Currency
All room rates, package prices, and meeting/event rental fees quoted on this website or by our sales team are in Thai Baht (THB) and are subject to applicable government taxes and service charges unless stated otherwise. We accept payment by cash, credit card (Visa, Mastercard, American Express, and Diners Club), and bank transfer. A deposit of THB 1,000 is required to guarantee a standard room booking; this deposit is refunded at check-out. Full or partial pre-payment may also be required to guarantee certain rate plans or event reservations; where required, this will be communicated to you at the time of booking.
7. Cancellation, Amendment & No-Show Policy
Cancellation and amendment terms may vary depending on the rate plan or package booked, and will be stated clearly at the time of booking. Unless a different policy is specified for your rate plan, the following standard policy applies:
Cancellations made more than 48 hours before the scheduled check-in time will not be charged, and any deposit paid will be refunded.
Cancellations made within 48 hours of check-in, or failure to arrive (“no-show”), will be charged the equivalent of one night’s room rate.
Non-refundable or promotional rates may not be eligible for cancellation, amendment, or refund; specific terms will be shown at the time of booking.
For meetings, events, and wedding bookings, cancellation terms are set out separately in the relevant banquet or event contract.
8. Check-In & Check-Out
Standard check-in time is 14:00 and standard check-out time is 12:00. Early check-in or late check-out may be arranged in advance, subject to availability, and may incur an additional charge. A valid government-issued photo ID or passport is required at check-in for all guests.
9. Guest Conduct & Hotel Policies
Guests are expected to conduct themselves in a manner that does not disturb other guests or hotel staff, and to comply with all hotel policies communicated during their stay. The Hotel reserves the right to refuse service, end a stay, or remove any guest whose conduct is deemed disruptive, unlawful, or in breach of hotel policy, without obligation to refund any unused portion of the stay.
10. Meetings, Events & Weddings
Bookings for meeting rooms, conference facilities, and wedding or banquet functions are subject to a separate written agreement between the client and the Hotel’s sales team, which will set out room rental fees, minimum spend, catering packages, payment schedule, and cancellation terms specific to that event. Where any term in an event contract conflicts with these website Terms, the event contract will take precedence for that booking.
11. Intellectual Property
All content on this website — including text, images, logos, graphics, and design — is the property of Town in Town Hotel Bangkok or its licensors and is protected by applicable copyright and trademark laws. You may view and print pages from this website for personal, non-commercial use only. No content may be reproduced, distributed, or used for commercial purposes without our prior written consent.
